DESIGN PROCESS

  

 The following is the general path taken in the design and building process .

 Part of my role is to support the client through the whole process. 


Stage 1

  

  • Design Brief Questionnaire completed (Client). 
  • Initial meeting on site (Client & Designer). 
  • Fee proposal and contract of agreement completed (Client & Designer). 
  • Online ‘Scrapbook’ commenced (Client). 

Stage 2 - Site Analysis (SA)

  

  • Detail site survey is arranged (Designer).
  • If necessary, Bushfire Assessment & meeting with council arranged (Designer)
  • Measure up and draw existing house (additions only- Designer) 
  • Detail site survey isarranged (Designer).s, climate, topography etc (Designer)
  • Design Brief (client needs & wants) developed from Design Brief Questionnaire (Client & Designer)
  • Ideally Select builder 

Stage 3 - Concept Designs (CD)

  • Concept Designs (basic floor plans and building forms) drawn & modelled in 3D (Designer)
  • Preferred design chosen (Client) 
  • Discuss design with builder (Client, Designer & Builder)
  • Possible pre-DA meeting with council (Client & Designer)


Stage 4 - Design Development (DD)

  • Chosen Concept Design developed into the full design including materials, exact sizing & design details etc (Client & Designer)
  • Possible pre-DA meeting with council (Client & Designer)
  • Passive House Planning Package (PHPP) (Designer)
  • Investigation of possible Condensation &/or Thermal Bridge issues (Designer, WUFI & Thermal Bridge Analyst)
  • PHPP to Passive House Certifier (Designer)
  • Select products, materials and fittings (Client & Designer)
  • Consultations with builder throughout


Stage 5 - Development Application (DA)

  • Development Application Drawings and forms completed (Designer).
  • Development Application submitted (Designer).
  • BASIX Certificate completed (Designer or Energy Assessor) 
  • Statement of Environmental Effects (Designer & Planner) 
  • Attend to matters arising from Council where necessary (Designer & Planner)


Stage 6 - Construction Certificate (CC)

                  (May be completed at same time as Development Application)

  • Completion of Construction Drawings to meet NCC (National Construction Code) and AS (Australian Standards) (Designer)
  • Application for Construction Certificate (Designer)
  • Working Drawings & Design Details, where required, to assist in assessment & construction
  • Consultations with Builder throughout


Stage 7 - Construction!

  • Start building!
  • Liaison between Builder, Designer, Trades, Client & any other required professionals to ensure the best outcome.
